Bristol's housing stock is unusually old by UK standards. But it does mean older roofs need a different kind of attention than a roof fitted in the last twenty years.
What actually changes as a roof ages
Slate and tile roofs don't fail all at once. They degrade gradually: nails and fixings corrode, the timber battens they're fixed to weaken, mortar bedding around ridge tiles and chimneys crumbles, and lead flashing work-hardens and cracks. None of this shows up as an obvious problem until, suddenly, it does — a slipped tile after a windy night, or a stain spreading across a bedroom ceiling.
Why this matters more in Bristol specifically
Two things make this more relevant here than in a newer housing estate. First, the sheer proportion of pre-1950 properties across areas like Bedminster, Redland, Bishopston and Clifton means there's a lot of roofing that's now 70 to over 150 years old. Second, Bristol and Avon's weather — heavy rainfall, strong Atlantic winds and periodic storms — accelerates exactly the kind of wear that older roofs are already prone to.
What a sensible maintenance routine looks like
An inspection every couple of years, more often after a bad storm. Clearing gutters at least annually so water isn't sitting against fascias and roof edges. Getting any small issue — a loose tile, minor mortar loss, a hairline crack in flashing — looked at before it becomes a leak. Small, cheap fixes now are almost always the alternative to expensive, disruptive repairs later.
