Tile vs Slate Roofing: Which Is the Best Choice for Your New Roof?

Clay, concrete or natural slate — the right choice depends on your property, budget and what you want the roof to do.

Comparing clay tiles, concrete tiles and natural slate

Concrete tiles are the most affordable and widely used option, offering solid performance at a lower cost. Clay tiles sit above concrete in both price and appearance, with a warmer, more traditional look. Natural slate — Welsh or Spanish — is the premium option, valued for its longevity and the authentic look it gives period properties.

Lifespan and durability

Natural slate typically lasts the longest, often 100 years or more when properly installed. Clay tiles generally outperform concrete, though both can comfortably last 40–60 years with reasonable maintenance. All three materials perform well against UK weather when correctly fitted; the differences show up more in longevity and appearance than day-to-day performance.

Appearance and kerb appeal

Material choice has a real visual impact, particularly on period properties where the wrong material can look obviously out of place. Natural slate and clay tile both carry more traditional character than concrete, which tends to suit newer builds better.

Which roofing material suits your property?

For period or listed properties, matching the original material — usually natural slate or clay tile — is almost always the right call, and sometimes a conservation requirement. For newer builds, the choice comes down more to budget and personal preference. Our tile and slate team can talk through what's right for your specific property and budget.
