Choosing Between Slate and Tile Roofing

Natural slate

Natural slate — Welsh or Spanish — is the traditional choice across much of Bristol's older housing stock, and for period and listed properties it's often the only option that looks right and satisfies conservation requirements. It's durable (a well-laid slate roof can last well over a century), relatively lightweight for its strength, and ages well aesthetically. The trade-off is cost: natural slate is more expensive than tile, in both materials and skilled labour.

Concrete and clay tile

Tile roofing — concrete or clay — is more common on newer builds and estates, and considerably cheaper than natural slate. Concrete tiles are heavier and generally the most budget-friendly option; clay tiles sit between concrete and slate on both cost and appearance, with a warmer, more traditional look that suits some property styles better than concrete.

What actually drives the decision

In practice, the choice usually isn't a free choice at all. If you're repairing or partially re-roofing an existing slate or tile roof, matching the existing material is almost always the right call — mixing materials on the same roof looks wrong and can cause weight-distribution issues. If you're doing a full re-roof, the property's age, whether it's listed or in a conservation area, and your budget will usually point clearly toward one option.

Whichever material fits your property, workmanship matters more than the material itself — a poorly fitted premium slate roof will fail faster than a well-fitted tile roof.
