How to identify ageing roofs
Most tile and slate roofs last several decades when well maintained, but age eventually catches up with every roof. Widespread cracking, multiple slipped or missing tiles across different parts of the roof, and a roofline that's started to sag are all signs the roof as a whole is reaching the end of its life, not just experiencing an isolated fault.
Common warning signs
Beyond visible tile damage, look for frequent leaks in different locations rather than one repeatedly failing spot, daylight visible through the roof from inside the loft, and increasing repair bills for a roof that keeps needing attention. Granule loss on concrete tiles, or slate that's become notably thin or delaminating, are also signs the material itself is failing.
Repair vs replacement
A single repair almost always makes sense for a localised problem on an otherwise sound roof. A full re-roof becomes the more sensible option once problems are widespread, when the underlying structure or membrane has failed, or when the cost of repeated repairs starts to approach what a proper replacement would cost.
