Spring and summer

Warmer months are the best time to check a flat roof properly, since you're not dealing with wet or icy conditions. Look for standing water that hasn't drained — a sign of poor falls or a blocked outlet — cracking or blistering on felt roofs, and any lifting at the edges or upstands where the covering meets a wall or parapet. This is also the ideal time for any repair or recoating work, since materials cure properly in dry, mild weather.

Autumn

Falling leaves are the biggest seasonal risk to flat roofs — they block outlets and gutters, and standing water left to sit through autumn and winter is one of the most common causes of flat roof failure. Clearing debris off the roof surface and out of drainage outlets before the wet season sets in is one of the simplest, cheapest things you can do to extend a flat roof's life.

Winter

Cold weather makes existing problems worse rather than causing new ones outright — water that's pooled in autumn can freeze and expand, stressing the roof covering and any cracks that were already there. If you noticed a problem in autumn and didn't get it looked at, winter is usually when it turns into an active leak.

What actually extends a flat roof's life

Beyond seasonal checks, the biggest factor is simply not ignoring small problems. EPDM rubber and GRP fibreglass roofs, properly installed and maintained, can comfortably last 25 years or more; felt roofs need more frequent attention but are still a reasonable choice when budget is the priority.
